1. Say hello

You get in touch (or someone sends you our way). We’ll have a quick chat to understand what you’re trying to do and whether we can help.

2. Let’s talk properly

We’ll book a free consultation either by phone, video or in person. You can tell us about your plans, and we’ll explain how the whole thing works, what’s involved, and how we operate.

3. Share the essentials

You’ll get access to a secure online portal where you can upload your documents. We’ll ask a few questions, then we’re ready to go.

4. We do the legwork

Here, you can kick back and relax while our team reviews all your documents and information to research and find the best way to finance your future property goals, no matter how complex they may be.

5. Get pre-approved

Once we have found the best solution for you, we’ll speak to the lenders and get you a decision in principle. At this point, you’ll find out how much you’re able to borrow.

6. Apply for mortgage

Once you’ve found a property you’d like to purchase, just let us know and we’ll get the mortgage application underway.

7. Wait

The lender does their checks and values the property. We keep an eye on everything, chase what’s needed, and keep you in the loop.

8. Mortgage offer

The lender issues your formal mortgage offer. We’ll go through it with you and explain the next steps so nothing’s a surprise.

9. Legal bits kick off

Your solicitor gets to work on the legal side. Contracts, searches, and everything else. We stay involved here too, keeping things moving and answering questions.

10. Contracts exchanged

Once everything’s in place, you’ll exchange contracts and pay your deposit. At this point, the deal becomes official and a completion date is set.

11. Completion day

Funds are transferred, the property is officially yours, and you get the keys. Time to celebrate.

12. Here if you need us

We check in after completion, help with protection or remortgage options if needed and stay in touch. Most of our clients come back. We like it that way.
